Chapter 7: Types of disasters that may occur and how to deal with them.

There are many different types of disasters that may occur. Whilst a disaster can happen anywhere, some areas are more prone to a particular type of disaster than others. This chapter provides a list of the more common disasters that happen in most places and how you can effectively deal with them.

Floods: Characterized by increasingly rising water levels, generally do to heavy storm activity. Floods can happen just about anywhere in the world. If you feel a flood is likely to occur where you are living, ensure you stay up to date on the current situation by monitoring news reports on the television or radio.

If you must venture out in the midst of a severe storm, be aware that flash flood may occur. Flash floods are characterized by large amounts of water that appear almost instantaneously (i.e. an instant flood with no warning). If a flash flood occurs move to high ground immediately.

If a flood becomes excessive, you may be required to evacuate your home. If you have the time, try to bring in and outdoor furniture or possessions, and place furniture in the highest possible point in the house (ideally this would be upstairs in a two story house). Unplug all electrical equipment from the wall.

If you are walking through a flood, ensure you do not walk through any flowing water, regardless of how shallow it is.

If you are driving, do not drive into or through flooded areas, if you find that floods waters begin to rise around your car abandon the car and make your way to higher ground.

Areas in which flood waters are rising are extremely dangerous. There are many instances in which people have been swept away and consequently drowned.

If you happen to see a person in danger of being swept away, help to the best of your ability without jeopardizing your own safety. Try to help them out of the water by holding out a long rod or stick.

What Kind of Buyer Am I?

If you want to save money while you are negotiating you should negotiate from the dealer cost up and not from the MSRP down.

You just need to remember that dealer cost is not the same as the factory invoice.

Some dealerships refuse to haggle over the cost of a car. Once you make your opening offer you should never accept anything higher than that, as far as costs go.

If the dealership that you go to doesn’t haggle, don’t sweat it, some other dealership will.

The reason some dealerships refuse to haggle is because they want to add extra fees to the MSRP. You will need to decide what kind of buyer you are in order to get a negotiating stance.

You do not want to set yourself up as a monthly payment buyer either because that is a guaranteed way for you to get a higher payment fee.

They will offer to take a little bit off of the MSRP. They will then ask you what you are looking to pay each month; this is where the extra money comes in.

Cash buyers are generally asked, “Are willing to pay each month?” Tell them it doesn’t matter because you are looking for an even division on the cost of the car, not to haggle over the monthly cost.

Tell them that you are looking to haggle over the cost of the car, not the monthly payments. This is often used for cash buyers.

If a finance manager tries to get you to report your payment method before you have decided upon purchasing the car, don’t get sucked into it.

The method of payment doesn’t matter unless you are deciding upon purchasing the car. Finance managers ask so that that they can best decide how to screw you over.

Some dealers will offer you to give you a better deal if you finance your car through them. I can guarantee that this will not be the case.

Of course the worst thing that you could be an impulse buyer.

An impulse buyer is just another word for “victim.” Impulse buyers can often get sucked into the “hot” car of the moment and usually get taken for as much as $10,000. A dealer can see this buyer coming from a mile away.

If a dealer approaches you about the “hot” car tell him that you are not interested because it will not be worth the money next year as the new “hot” car will be out by then.

You don’t want to buy a car that is in demand because it is the easiest way for a dealership to mark up the prices. The MSRP always looks low, but it is the extras and monthly payments that will lose you money.

Remember the resale value of the car doesn’t change no matter how much money you bobought the car for. It still depreciates in value from the factory invoice.

Some Sales Scams

As I’ve said before, there are many ongoing scams that dealerships will throw at you in order to bank some extra money from you. I’ve shown you the most popular, but let’s look at some more.

Written contract scam: This is basically when the finance manager sits you down and begins to write himself into frenzy, while quickly throwing numbers at you until you are so confused, you end up paying more than you agreed upon.

This may seem impossible for a person to get away with but believe me; it happens all of the time.

The finance manager is counting on you being confused and desperate to get out of there, so assumes you will simply go along with whatever he says. Most of the time, it works.

Avoid it by forcing the guy to slow down, and calculate right along with him to make sure that you are getting a fair deal and that you both come up with the same numbers.

Price beating scam: This is when the dealer tells you that they will beat anyone else’s prices or give you $500.

They simply ask you to get the price from another dealer and they’ll beat it. The hard part is that other dealers will not just hand over their information for you to take to someone else.

This deal is almost impossible to get because most dealers sell different makes and models anyway. Avoid it by not buying into it in the first place.

Another way to distribute your product is to advertise for a student on campus to represent you on a commission basis and be your dealer. I'm going to tell you straight out, the best way to get new advertiser, new general visitors is to give away free accounts, or free credit with your search engine.

Whether that is a few dollars, or $100, it all counts.

Another idea is to have a free trial period where all accounts are free for the first month, and then you make them pay for their listings the next month. If they were happy with the results they were getting, then they will stay.

But there are two battles for a starting PPCSE: Getting just normal visitors that are there to search and of course the advertisers. Both are just as important as the other.

Just because non-advertisers are not lining your pocket with money, doesn't mean you can neglect them. Without them, you have a useless search engine and advertisers will pull out quicker then you can say Mississippi.

However, when you run a specialty PPCSE, you don't get as many advertisers, but what you do get are larger sums of money. So, please for the love of god, do not treat advertisers like they are a dime a dozen.

If they need help setting up their account, HELP THEM ANYWAY POSSIBLE! When they are happy, you are happy, that is your motto.

Running a PPCSE is really a people person job and while I doubt you will ever see one of your advertisers face to face, you need to have great customer service.

Besides, he heard from within a concert of instrumental music, accompanied with the harmonious notes of nightingales, and other birds, peculiar to the climate. This charming melody, and the smell of several sorts of savoury dishes, made the porter conclude there was a feast, with great rejoicings within. His business seldom leading him that way, he knew not to whom the mansion belonged; but to satisfy his curiosity, he went to some of the servants, whom he saw standing at the gate in magnificent apparel, and asked the name of the proprietor.

“How,” replied one of them, “do you live in Bagdad, and know not that this is the house of Sinbad, the sailor, that famous voyager, who has sailed round the world?” The porter, who had heard of this Sinbad’s riches, could not but envy a man whose condition he thought to be as happy as his own was deplorable: and his mind being fretted with these reflections, he lifted up his eyes to heaven, and said loud enough to be heard, “Almighty creator of all things, consider the difference between Sinbad and me! I am every day exposed to fatigues and calamities, and can scarcely get coarse barley-bread for myself and my family, whilst happy Sinbad profusely expends immense riches, and leads a life of continual pleasure. What has he done to obtain from thee a lot so agreeable? And what have I done to deserve one so wretched?” Having finished his expostulation, he struck his foot against the ground, like a man absorbed in grief and despair.

Whilst the porter was thus indulging his melancholy, a servant came out of the house, and taking him by the arm, bade him follow him, for Sinbad, his master, wanted to speak to him. Sir, your majesty may easily imagine, that the repining Hindbad was not a little surprised at this compliment. For, considering what he had said, he was afraid Sinbad had sent for him to punish him: therefore he would have excused himself, alleging, that he could not leave his burden in the middle of the street. But Sinbad’s servants assured him they would look to it, and were so urgent with him, that he was obliged to yield.

The servants brought him into a great hall, where a number of people sat round a table, covered with all sorts of savoury dishes. At the upper end sat a comely venerable gentleman, with a long white beard, and behind him stood a number of officers and domestics, all ready to attend his pleasure. This personage was Sinbad. The porter, whose fear was increased at the sight of so many people, and of a banquet so sumptuous, saluted the company trembling. Sinbad bade him draw near, and seating him at his right hand, served him himself, and gave him excellent wine, of which there was abundance upon the sideboard.

When the repast was over, Sinbad addressed his conversation to Hindbad; and calling him brother, according to the manner of the Arabians, when they are familiar one with another, enquired his name and employment. “My lord,” answered he, “my name is Hindbad.” “I am very glad to see you,” replied Sinbad; “and I daresay the same on behalf of all the company: but I wish to hear from your own mouth what it was you lately said in the street.” Sinbad had himself heard the porter complain through the window, and this it was that induced him to have him brought in.

At this request, Hindbad hung down his head in confusion, and replied, “My lord, I confess that my fatigue put me out of humour, and occasioned me to utter some indiscreet words, which I beg you to pardon.” “Do not think I am so unjust,” resumed Sinbad, “as to resent such a complaint. I consider your condition, and instead of upbraiding, commiserate you. But I must rectify your error concerning myself. You think, no doubt, that I have acquired, without labour and trouble, the ease and indulgence which I now enjoy. But do not mistake; I did not attain to this happy condition, without enduring for several years more trouble of body and mind than can well be imagined. Yes, gentlemen,” he added, speaking to the whole company, “I can assure you, my troubles were so extraordinary, that they were calculated to discourage the most covetous from undertaking such voyages as I did, to acquire riches. Perhaps you have never heard a distinct account of my wonderful adventures, and the dangers I encountered, in my seven voyages; and since I have this opportunity, I will give you a faithful account of them, not doubting but it will be acceptable.”
