Chapter 10 - Getting Your Financing Set

Once you are set on the purchase of your home and the contract has been approved by the seller, you must then forward the contract to your lender who will schedule an appraisal of the house. The appraisal usually does not take a long time and will determine the value of the house based on comparisons in the area.

You should also schedule your home inspection. If you are using a real estate agent, ask them to do this for you. Your responsibility is to schedule the real estate inspection and get your financing situation. It is the responsibility of the lender to schedule the appraisal.

The seller will have the responsibility of ordering a title commitment and a survey. If the property is a condominium, no survey is required. You are entitled to a copy of the title commitment and survey prior to closing for review. If you are using an attorney, your attorney will get the title commitment and be able to review it for you.

Your real estate agent cannot act as your attorney and review title. Neither can your lender. When you go to the closing (usually held at a title company) , the escrow officer who facilitates your closing cannot give you any legal advice or explain any documents to you. If you are unsure about signing documents, you should hire an attorney.

You should be aware, however, that if you are getting a mortgage, your lender will review the title commitment and survey and make sure that everything is in good shape before proceeding. Your lender has just as much on the line as you do when it comes to the deal. In some cases, they may have more.

To get your financing set, you will need to provide your lender with documentation about the money that you are planning to use for a down payment. This entails a bank statement. If the money is a loan from a family member, you need to provide a gift letter stating that the money is a gift and they do not want to be paid back.

180. -- Clarifying Sugar

The clarifying and boiling of sugar to the different degrees must be considered as the key to all sorts of stove working, and I will give here the method used for clarifying sugar. The pan used must be perfectly clean and bright. Whisk two whites of eggs in one pint of water; break 30 lbs. of good lump sugar into small pieces and put it into the pan; pour over it 6 quarts of water, set it on a clear stove to melt, but be careful it does not blubber and boil before it is melted; when you see it rise it is then boiling, and must be stopped immediately by putting in 1 quart of water; when it rises again add the same quantity of water, and so on two or three times; this prevents the scum from boiling into the sugar and makes it rise to the top. Draw the pan to one side of the fire and take all the scum off; let it continue to simmer. Keep adding a little water to make the remaining part of the scum rise. By this time the scum will be very white and tough, which also take off if the sugar appear clear. Dip in your finger, and if a drop hang from it, it is of the first degree, called smooth, and may be put by for use. You may clarify a much smaller quantity of sugar by carefully attending to these instructions.

181. -- Testing Sugar

Granulated sugar is considered the best to use, as it is less liable to adulteration than any other kind. Of moist sugars, Demerara is the best. The simplest way to test sugar for its purity is to dissolve a little in a glass of clear water. If the sugar be quite pure the water will only be slightly thickened, but not in the least clouded, neither will there be any sediment. In keeping sugar care should be taken to protect it from dampness and vermin -- especially ants. To boil Sugar to the different degrees.

182. -- To the degree called "Pearled."

Cover your preserving pan bottom two or three inches deep, boil it briskly over a clear fire for a short time, then dip in your finger and put it to your thumb, if on separating them a small string of sugar adheres to each it is boiled to the degree called pearled.

183. -- To the degree called "Blown."

After you have ascertained that the sugar is boiled to the degree called pearled put in the skimmer and let it boil a few minutes, then shake it out of the sugar and give it a blow. If sugar fly from the skimmer in small bladders it is boiled to the degree called blown.

184. -- To the degree called "Feathered."

Continue to boil the sugar from blown for a short time longer; take out the skimmer and give it a jerk over the pan, then over your head, and if sugar fly out like feathers it is boiled to the degree called feathered.

185. - To the "Ball" Degree.

To know when the "ball" has been acquired, first dip your finger into a basin of cold water, then apply your finger to the syrup, taking up a little on the tip and dipping it into the water again; if upon rolling the sugar with the fingers and thumb you can make it into a small ball, that is what is termed the "small ball ;" when you can make a larger and harder ball, which you could not bite without its sticking unpleasantly to the teeth, you may be satisfied that is the "large ball."

186. -- To the degree called "Crackled."

Boil the sugar from the degree called feathered a little longer; dip a stick or a piece of pipe (or your finger, if you are used to boiling) into water, then into the sugar and again into the water. If it crack with the touch it is boiled to the degree called crackled.

187. -- To the degree called "Caramelled."

Boil the sugar still further, dip a stick or your finger into water, then into the sugar, and again into the water. If it snap like glass it is of the highest degree, called caramelled, and must be taken off the fire immediately, for fear of burning. This sugar is proper to caramel any sort of fruit.

188. -- To boil Sugar by the Thermometer

All the foregoing tests are according to the old style of boiling; but a boiling-glass can now be had which enables us to boil to a better degree of accuracy. Thus, to boil to the pearl is to boil to 220 degrees; the small thread 228 degrees; the large thread 236 degrees; the blow 240 degrees; the feather 242 degrees; the small ball 244 degrees; the large ball 250 degrees; the small crack 261 degrees; the hard crack 281 degrees; the caramel 360 degrees.

How did you get into Internet Marketing? Can you explain your journey into Internet Marketing in detail?

With my partner Justin Koh, I seriously began my journey into Internet Marketing in December 2003. In that year, Jxx Kxxxxx (name amended) was THE big headline name with the release of his 2-volume "30 Days to Internet Marketing Success". It was not hard to identify his e-book as the No. 1 best-selling product of 2003, as it made Jxx US$300,000 over an 8-month period. So that really got me intrigued over just how 'easy' it is for an 18-year-old Singaporean student, with no work experience, to earn greenbacks from all over the world, with veteran and older marketers giving him the best testimonials for his work. What I really had witnessed for myself are many factors that seemed to defy the logic of the conventional working world.

Earnings for the full year of 2004 were too little to be worthy of mention. It was a year of intensive learning, unlearning, relearning and information overload. However, upon personal reflection of the way I and my peers are brought up as part of a generation under much influence from 16-bit video games, 386/486 computer games, technological curiosity and junk mail, I already knew in my heart and mind that Internet marketing is something I can truly succeed in simply with typing fingers.

We spent too much time soul-searching, identifying and clarifying profitable online business ideas and building our first Internet Marketing site: Internet Mastery Center. With all due respect and I'm sure you readers may agree, the education system that we went through must be our Archilles' Heel because it typifies our thinking in every way in accordance to meritocracy and over-achievement. We just want to do it BIG the first time without seriously considering how to start small, and even smaller still. Along the way, we kept getting distracted with other people's Web sites and success and faltered from focusing on what WE ourselves can really contribute substantially to the Internet Marketing world.

It was much later in the year when I finally came to feel for the fact that everything that is and can be done online is not 'easy' but a very systematic and predictable process. The most significant aspect is that you can test and measure results with affordable metric software instead of leaving your business up to 'fate,’ which is what happens to Mom-&-Pops stores on street corners where no one cares to go.

The good thing about the Internet is that it really has no isolated corners. Every unknown Web site starts off on equal footing and is just one URL away! It's a matter of how many people you can tell in how short a time about your sites. That's what the 'Marketing' part is all about and is as exciting as a computer game. What some folks say about setting up "site after site, and then BAM BAM BAM!" is true. They keep their thinking short, simple and straightforward to bring home the money. That doesn't mean their simple sites have no substantial value in their content.

Anyway, we still have this one big idea—the Internet Mastery Center—to take care of. Our first commercial e-book is The Handy Hyperlink Listbook, which we will give you for free. In December 2004, Mark Hendricks organized a massive giveaway event called "12 Days of Christmas" inviting all marketers to contribute a product that visitors can get by subscribing to your mailing list. The enormous pulling power of such events never fail to help us get at least 1,000 subscribers in a week! It was our first breakthrough in list size and income. With a few more events like this in 2005 and other list-building programs, we never looked back and the rest is history.
